What does exterior painting cost in 2026?
All guide prices in one place: per m², per window frame and per property type — plus the 5 factors that drive the price.
Exterior painting in 2026 costs on average € 25 to € 45 per m², including labour and paint. For the complete exterior of a terraced house — window frames, doors, fascia boards and perhaps a dormer — that means € 1,500 to € 4,500; for a detached house or an owners' association (VvE) complex the total runs higher.
The price depends on five factors: the state of the current paintwork (touching up is far cheaper than rebuilding bare, flaking wood), the working height (above 2 storeys scaffolding or a lift is needed), any wood rot, the number of colours and the paint system chosen, and the region: Randstad rates run 10-20% higher.
Individual jobs have their own bands: window frame painting costs € 75 to € 150 per frame and wood rot repair € 75 to € 250 per spot. That repair always comes before painting — paint over rotten wood is money wasted, and a painter who does the job properly includes it in the quote.
Always request multiple quotes: for exactly the same job, differences between companies run into double-digit percentages. Set every quote against the price index and check whether paint, preparation and scaffolding are included before you agree.
